Subdivision plans often require licensed professionals
A preliminary subdivision drawing is not a legal subdivision plat and cannot independently create new parcels. Formal subdivision approval commonly requires a licensed land surveyor, civil engineer, legal descriptions, utility information, drainage design, agency review and recordation with the applicable government authority.

Do you visit the property?
A site visit is not normally included. The accuracy of the drawing depends on the source documents, measurements, photographs and project information provided.
Can you draw an elevation from photographs?
Yes, provided the photographs clearly show the relevant exterior walls and enough dimensions or reference information are available to establish the building proportions.
Can you create a floor plan without a sketch?
No. We require a measured sketch, conceptual layout, existing plan or similarly reliable reference showing the rooms, walls and overall building dimensions.
Can you add proposed construction to an existing survey?
Yes. Proposed structures can be added when you provide their dimensions, proposed location and measurable distances to the property lines or existing buildings.
Are the drawings stamped?
No. USA Site Plans provides drafting services. Licensed surveying, architectural seals, engineering seals and other professional certifications must be obtained separately when required.
Can a subdivision drawing be recorded?
No. Our subdivision service produces a preliminary layout. A formal recordable subdivision plat generally must be prepared and certified by licensed professionals and approved by the applicable authorities.
Are revisions included?
Reasonable drafting edits within the original project scope are included. A major redesign, additional structure, new drawing type or substantially changed project may require an additional fee.
Do the drawings guarantee permit approval?
No. The reviewing authority controls approval and may request a licensed survey, engineering, architectural plans or additional supporting documents.
